Stamp duty calculator for Tasmania

Property transfer duty on a $700,000 home in Tasmania is $26,747.50, and $31,185 on an $800,000 home. First home buyers now pay the same: the exemption for established homes up to $750,000 ended for settlements after 30 June 2026.

State Revenue Office Tasmania charges duty on one sliding scale for every buyer, unchanged since 21 October 2013. Foreign buyers pay an 8% foreign investor duty surcharge on residential property, and first home buyers of new homes can apply for a $20,000 First Home Owner Grant.

How stamp duty is calculated in Tasmania

Find the band the dutiable value falls in and apply its rate. A $700,000 purchase at the general rate falls in the “More than $375,000 but not more than $725,000” band ($12,935 plus $4.25 for every $100, or part, by which the dutiable value exceeds $375,000):

$12,935 + $4.25 × 3,250 (the number of $100 steps above $375,000) = $26,747.50

The dutiable value is the price you pay, or the property's market value if that is higher. Concessions then reduce or remove the duty, and a foreign purchaser surcharge is added on top.

First home buyers in Tasmania

There is no first home buyer duty concession for settlements after 30 June 2026. From 18 February 2024 to 30 June 2026, first home buyers paid no duty on an established home valued at $750,000 or less, and SRO Tasmania says that exemption isn't available for transactions settling later.

The 50% off-the-plan concession for apartments and units ended for agreements signed after 30 June 2026, and the pensioner downsizing concession ended for former homes sold after 30 June 2025.

The First Home Owner Grant is $20,000 for an eligible new home where the transaction starts between 1 July 2026 and 30 June 2027. See our first home buyer schemes and grants guide.

Foreign investor duty surcharge

Foreign persons pay a foreign investor duty surcharge of 8% of the dutiable value of residential property (1.5% for primary production property) for agreements from 1 April 2020, on top of duty. On a $700,000 investment that is $56,000, for a total of $82,747.50.

When is stamp duty due in Tasmania?

Duty is payable by the purchaser within three months of the dutiable transaction, which is usually settlement. With electronic conveyancing it is paid as part of the financial settlement through PEXA.

Not now. The 50% concession for pensioners downsizing to a new home applied only where the former home's sale settled by 30 June 2025.
