NT stamp duty rates
The Territory Revenue Office charges stamp duty on a sliding scale that rises with the property's value. These are the rates the calculator uses, as the Territory Revenue Office publishes them.

How stamp duty is calculated in the NT
Find the band the dutiable value falls in and apply its rate. A $700,000 purchase at the general rate falls in the “$525,000.01 to $2,999,999.99” band (4.95% of the dutiable value):
4.95% × $700,000 = $34,650
The dutiable value is the price you pay, or the property's market value if that is higher. Concessions then reduce or remove the duty, and a foreign purchaser surcharge is added on top.
The NT stamp duty formula
Up to $525,000, duty is (0.06571441 × V²) + 15V, where V is the dutiable value divided by 1,000. On a $400,000 home V is 400, so duty is $16,514.30. Above $525,000 a flat percentage applies to the whole value: 4.95% up to $2,999,999.99, 5.75% from $3 million and 5.95% from $5 million. The Territory Revenue Office's calculator rounds the result down to the nearest 5 cents.
House and Land Package Exemption
If you buy a house and land package from a building contractor in a single transaction, you may pay no stamp duty. The exemption isn't means tested and has no cap on the property's value, and you don't have to be a first home buyer. It needs:
- a contract signed between 1 July 2022 and 30 June 2027
- the builder to build, finish or transfer a new detached home on the land as part of the contract, having bought the land from a developer and paid duty on it
- at least one buyer to live in the home as their principal place of residence within 12 months of completion, for at least 6 months in a row.
First home buyers in the NT
The HomeGrown Territory Grant gives first home buyers $50,000 towards buying or building a new home, including off-the-plan purchases and owner-builders, with no cap on the price. The contract to buy or build must be signed between 1 October 2024 and 30 September 2027, at least one applicant must be an Australian citizen or permanent resident, and you must live in the home for at least 12 months.

Foreign buyers in the NT
The Territory Revenue Office's stamp duty information lists no foreign purchaser surcharge, so a foreign buyer pays the same duty as anyone else.
When is stamp duty due in the NT?
Stamp duty is generally payable within 60 days of entering into the transaction or at settlement, whichever is earlier. Common exemptions and concessions include deceased estates, property settlements, transfers into the joint names of spouses, transfers of a farm between family members and corporate restructures.
What the calculator leaves out
- Land titles registration and transfer fees, which are charged separately.
- Off-the-plan, pensioner and other special concessions, and purchases split between eligible and ineligible buyers.
- Mixed-use, commercial and primary production property.

Do first home buyers pay stamp duty in the NT?
Yes, at the normal rates, unless they buy an exempt house and land package from a builder. First home buyers of a new home can apply for the $50,000 HomeGrown Territory Grant.
When is stamp duty paid in the NT?
